Responsible for daily monitoring of vacant unit listings for placement of applicants and ensuring a sufficient number of applicants are approved and available for vacant units at all times.
Provides strong customer service through efficient intake and communication with applicants and by addressing basic service needs.
*Essential Duties and Responsibilities:* _The below statements are intended to describe the general nature and scope of work being performed in this position.

_ · Conducts interviews and field placement activities as required for prospective participants, prepares and submits verifications to appropriate sources to accurately evaluate an applicant’s eligibility by the Authority's Admissions and Occupancy Policy; assembles verified information and prepares public housing eligibility determination; reviews file with the applicant to verify accuracy of the information, and informs the applicant of additional verifications needed, when necessary; establishes and maintains contact with other Human Service Delivery agencies, and informs and refers clients as appropriate.
Update and maintain the current applicant waitlist.
· Screens applications for eligibility and previous rental history by use of the EIV system, data on previous SMHA residency, landlord references, and criminal background applications; processes applications to be sent to managers for housing; determines the eligibility of all completed applications and enters all information needed to complete the application into Yardi software; sends out letters concerning the status of all applications.
Accurately verifies and calculates rent to notify applicants of rent and amounts needed for leasing.
Research and compile data required to answer inquiries regarding applications, transfers, eligibility, and other requests for admissions and occupancy information.
· Assists in developing and revising department procedures and control systems; assists in implementing goals and objectives of the Intake Department.
Track vacant units and ensure they are scheduled and occupied.
Contact applicant from the waitlist.
Daily monitor vacant unit reports, ensure files are accurate, and work with managers on schedules.
Miscellaneous: · Prepare and file occupancy reports, records, and correspondence.
· Maintain wait list and vacancy information.
· Determine ready units available to prospective tenants.
· Pull and send files and records to Property Managers.
· Maintains required licensures and certifications, if any.
· Meets all job safety requirements and all applicable OSHA safety standards that pertain to essential functions.
· Demonstrates regular and predictable attendance.

_*Education, Experience, and Certifications: *_ Associate degree, or two (2) years of college-level training, and two (2) years of experience in housing, or a related field; or High School Diploma, and one (1) year of experience in a housing-related field; or any equivalent combination of education, experience, and training, which provides the required knowledge, skills, and abilities to perform the essential functions of the job.
Public Housing Specialist Certification or Income Eligibility and Rent Calculation Specialist Certification is required and must be obtained within one year of the date of hire.
Must be able to work beyond the normal working day.
_*Computer Skills: *_ To perform this job successfully, an individual should be competent in the usage of e-mail, the internet, databases, project management, spreadsheets, and word processing software.
The employee must be capable of using common office equipment such as copiers, fax machines, and scanners.
Must be able to learn other computer software programs as required by assigned tasks.
