The Affordable Housing Leasing Agent/Recertification Specialist reports to the Community Manager and shares responsibility for the overall operation and the day-to-day activities associated with the leasing office.
The Affordable Housing Leasing Agent/Recertification Specialist will minimize vacancies, lease apartments, promote good working resident relations, assure program compliance, and perform office tasks as required.
The Affordable Housing Leasing Agent/Recertification Specialist will qualify new tenants, provide tours of the community, handle all details of move-outs and move-ins following inspection checklists, manage maintenance requests for timely completion, and ensure residents are provided with a clean, safe, well-maintained community.
Daily activities will include working collaboratively with your community team and key partners in Maintenance while ensuring all required aspects of apartment turnovers, leasing, compliance, and assisting in operating a stable, fiscal operation are covered and meeting all requirements.
Responsible for annual and interim recertification of current and prospective tenants.
Conducts all HUD Section 8/PRAC certifications of prospective applicants and annual and interim recertification of existing tenants in accordance with HUD rules and regulations.
Assists with activities related to maintaining full occupancy in accordance with the facility Tenant Selection Plan/Continues Occupancy Policy and the rules and regulations of the Department of Housing and Urban Development.
Summary of Responsibilities; The ability to follow the rules and regulations of the Department of HUD Occupancy Requirements of subsidized Section 8 and PRACs.
Verify all income, assets, medical expenses, and information pertinent to the screening process.
Schedule and conduct interviews with the tenants and applicants to secure information necessary for certification and rental.
The ability to prepare legal documents, addendums, information updates, and revised forms.
Maintain appropriate waiting lists for prospective tenants to minimize vacancy loss.
Clarify rules and regulations with HUD and document responses.
Participates in HUD training and updates.
Assists with tenant issues/concerns.
Submits TRAC/HAP vouchers monthly.
Participates in City and Statewide apartment inspections.
Performs additional tasks as assigned by the Property Manager The ability to operate a computer, load software, and perform electronic transmission of data.

Ability to be detailed oriented and have good organizational skills to collect data and meet required deadlines.
Ability to maintain the confidentiality of tenant and facility information.

Ability to communicate effectively, written and verbal.
